– The real estate industry has been heavily focused in
the buyer’s favor for over fifteen years now, through
many excellent real estate courses such as ABR® are designed
to teach REALTORS® to help buyers negotiate more favorable
terms. As a result, the real estate market is beginning to stabilize
equal representation between buyers and sellers, and smart sellers
have begun to actively seek out agents with the ASR® Designation.
The Accredited Seller
Representative® (ASR®) Designation benefits sellers
by training agents on how to better serve the needs of today’s
seller. Agents completing the ASR® Designation program
have a more comprehensive understanding of both marketing
and market trends, as well as being able to more effectively
negotiate on behalf of the sellers they represent.
The ASR® designation is owned and managed by Seller
Agency Council, Inc., and although not a subsidiary of the
National Association of
Realtors® (NAR) the Seller Agency Council requires
that ASR® Designees be members of NAR and adhere to the
NAR Code of Ethics. As a REALTOR®, the ASR® designee
agrees to strictly adhere to the high standards of the NAR
Code of Ethics and is precluded from engaging in unfair or
illegal activities that would increase consumer liability.
“When you work with an ASR® real estate agent
you know you are working with a true real estate professional
who knows your market and can offer ethical, professional
and expert advice to effectively market your property within
your desired time frame,” says Joe Kennedy, Chief Operating
Officer of the Seller Agency Council.
With the real estate market cooling nationwide, and expecting
to continue to cool in 2006, the four-year seller’s
market is changing in favor of the buyer. Sellers will find
it increasingly more difficult to sell
their homes at the price they want. Timing is thus perfect
for real estate agents to invest some quality time and improve
their seller’s
agent skills by taking the Accredited Seller Representative®
course.
According to Kennedy, when an offer is made home seller’s
can expect that an ASR® designee’s negotiating skills
will be more fine tuned to help them obtain the best price
and effectively negotiate through potential defects and repair
resolution issues.
